Types of Sealers
Topical sealers protect your tiles from water and oil based contaminants. Topical sealers sit on the top of tiles or stone, and have a glossy finish. They are liquid based and applied directly to your surface. And can go to 4 coats deep. The more coats, the glossier the surface will be.
Topical sealers offer many advantages, but have a limited lifespan.

Penetrating sealers, also known as impregnating sealers is the most commonly used sealer. It offers great protection and also has the longest lifetime of up to 15 years.
Penetrating sealers have many advantages:

- Doesn’t change the appearance nor slip resistance of the sealed surface
- Allows the natural stone to breathe

Solvent sealers are also impregnating sealers. Two coats are applied and provide a matte finish. Being solvent based they have a stronger penetrating power meaning they penetrate deeper into the tiles and grout. Suitable for very heavy traffic areas as well as areas that are exposed to heavy duty staining. It has a high penetrating power and is suitable to be applied on low porosity tiles. However, solvent sealers are harder to apply.
