Tile Maintenance: How to Extend the Life of Your Tiles

Tile Tech Blog Article: Tile Maintenance: How to Extend the Life of Your Tiles

With decades of experience in professional tile and grout restoration, the team at Tile Tech Solutions know how important regular maintenance is to keep your freshly cleaned and sealed tiles and grout looking their best. This is why we carry the most advanced tile maintenance equipment and high-quality solutions available, in order to restore your tiles and grout to their original, shiny condition.

Not only does regular maintenance keep your tiles and grout clean, but also helps to extend the life of tiles, grout and sealers. Between professional deep cleans, here are a few easy things that you can do to ensure that your tiles and grout are properly cleaned and maintained for years to come:

Porcelain Tiles

Porcelain tiles come in three types – natural, polished and glazed. Finding out what type of porcelain tiles you have will help you maintain them properly. Natural porcelain is extremely porous, and should be sealed before and after installation to prevent permanent damage from stains. Polished porcelain does not require sealing, while glazed porcelain tiles are much stronger, and more resistant to scratches and spills. For polished and glazed tiles, a microfibre mop and mild cleaning products are suitable for basic maintenance, while natural porcelain tiles should be professionally cleaned and sealed by experts.

Ceramic Tiles

Ceramic tiles are much easier to clean and maintain if they are glazed, which is the case for the majority of tiles available today. We recommend using a microfibre mop to clean ceramic tiles, as regular mops tend to leave behind a ‘hairy’ residue. Non-slip ceramic tiles, commonly used in bathrooms and on balconies, and high gloss tiles are more difficult to clean without leaving streaks. In these cases, specific cleaning solutions and equipment are needed to achieve the best result. Pay particular attention to the grout lines between the tiles when cleaning, as grout is the most difficult surface to clean and maintain unless it has previously been professionally cleaned and sealed for protection.

Tired of dirty grout lines? Try switching to epoxy grout, which is extremely difficult to stain and never requires sealing.

Natural Stone Tiles

The term ‘natural stone’ refers to a wide range of tile materials including slate, limestone, bluestone, travertine, marble, terrazzo, granite and sandstone. All of these stones have different densities, porosity and resistance to stains and scratches, so it is best to leave the initial clean to the professionals and ask about the best cleaning and maintenance methods for your chosen tile material. For example, slate is very easy to scratch, while only neutral pH cleaners and detergents should be used on limestone and marble cannot be cleaned with any oil or acid based product because of its low stain resistance. Natural stone pavers used outdoors will require high pressure cleaning periodically to prevent the build-up of mould, moss and algae, while interior natural stone tiles should be vacuumed and swept regularly to prevent the collecting of dirt and dust.

Sealed Surfaces

Sealers act as barriers between stains and the surface of your tiles and grout. This protective barrier is the best way to protect and extend the life of your tiles. However, this barrier is only temporary. If something is spilled on the surface of a sealed tile, it should still be cleaned up as soon as possible, and not be left sitting on top of the sealer. This is particularly the case for acid-based products, as the acid will eventually eat through the sealer, penetrate the tile beneath and cause a permanent stain which may not be able to be removed. At Tile Tech Solutions, we only use high-quality sealers which protect your tiles and grout from staining as well as the growth of mould, both internally and externally.

Interior Tiles vs Exterior Tiles

Interior and exterior tiles require different levels of maintenance and cleaning methods to ensure that they look their best for as long as possible. Tiles and pavers in external areas, such as the balcony and around the pool, should be swept and the debris blown away with a garden blower weekly, and lightly hosed once a fortnight. This will not only extend the life of your tiles and grout, but the sealer as well. In comparison, interior tiles should be regularly vacuumed and mopped with suitable cleaning products. Cleaning interior tiles once a week will remove any surface dirt which could wear through newly applied sealers. Steam mopping is fine to use on interior tiles, but acidic cleaning products should be avoided, as they can remove some sealers and etch natural stone and grout.
